Purchasing a home is usually the largest single financial committment you are likely to make in your entire life. The decision concerning which home to purchase demands sound advice from many different quarters of the real estate industry so that you can properly assess whether or not the purchase price is reasonable. Real estate salespeople are limited to providing you with houses listed in a particular price range with requested features. Then there is the real estate appraiser who assesses market value based upon a comparison of houses with similar size and features which closed recently. Lastly, a professional Home Inspector assesses the quality of the many different systems and components of which an entire house is comprised. These areas include the exterior structure of the house and proper grading, interior structural components including appliances, electrical and plumbing, roofing, heating and cooling, and foundation.

We encourage you to review the enclosed Inspection Agreement which more clearly identifies the many areas of our detailed inspection process, as well as those areas which are excluded. The inspection process carefully assesses the many systems and components of the house being considered for sale or purchase. The Inspection process provides you with both a verbal summary at the end of the inspection, and a detailed written report within 24 hours so that you can study the pros and cons to better assess your decision before the close of escrow. Is the house worth what you are paying? Does new information obtained in the inspection report support your house price or encourage you to entertain lowering your first offer and/or asking the seller to correct certain deficiencies pointed out by the inspection?

The most important action by both buyer and seller is the final walk through just prior to the close of escrow which verfies to both parties that the condition of the house is unchanged from that which was initially represented. The final walk through provides a great deal of protection to both buyer and seller in any possible future litigation. We strongly recommend that you request and participate in the final walk through inspection. Always know what you are buying before any payment is made.
